What the B-Khata to A-Khata Application Actually Asks For
People usually think the hard part of a khata conversion is the money. It isn't. The hard part is that the form asks for things most owners have never had to write down — and it will not let you past a blank.
Have these in hand before you open the form
The application runs on the BBMP-GBA portal and is called Single Plot Approval — that is the government's own name for converting one site from B-khata to A-khata. Before you start, you want:
- Your e-khata EPID. A ten-digit number. Nothing begins without it. (e-khata portal)
- Your SAS application number — the property tax number for the site.
- Your plot area in square metres. Not square feet. If you only know it in feet, convert it before you sit down.
- The four boundaries of your site, in words — what is north, south, east and west of you. Neighbouring site numbers and, where it applies, the road.
- Every owner, with an Aadhaar-linked mobile to hand. Not just whoever is filling the form in.
- Your documents, as separate files. They are uploaded one at a time.
The form, field by field
Redrawn with placeholder values. The gold blocks are where people get stuck.What identifies the property. The e-khata EPID and the SAS application number. These two do the work of naming your site; everything else hangs off them.
Where it is. Zone, ward, street name, and a latitude and longitude pulled from your e-khata record. The form then asks you to confirm that location is right.
What it is. Plot area in square metres, property type (a vacant site and a built house are answered differently), khata type, and how the property is used.
Who owns it. Every owner is listed, with Aadhaar. The form shows the name on the khata beside the name as per Aadhaar, and records an e-KYC result for each person separately.
What is around it. The chakbandi, or boundary schedule — north, south, east and west. This is where a road appears in the record, if one abuts your site.
The road. A section of its own, with the road type and the nearest public road, chosen from the corporation's own list. There is a separate question about whether your plot is a corner site opening onto two or more roads.
The documents. Uploaded individually, and the form has an encumbrance certificate and deed field alongside them.
Four places people get stuck
These are the ones worth checking before you start, because each one sends you somewhere else to fix it.
- The GPS pin is wrong. The coordinates come from your e-khata, and the form asks you to confirm them. If the pin sits on someone else's site, that is an e-khata correction first — not something you can talk your way past on this form.
- The names don't match. Your name on the khata and your name on Aadhaar sit in adjacent columns, and each owner clears e-KYC on their own. Initials, expansions and spellings are worth reconciling in advance.
- Nobody knows the boundaries. For an inherited or long-held site, the four sides are often something the family has never written down. Your registered deed and the layout plan are where to look.
- The road isn't on the list. If the road in front of your site is a private strip still in the original layout owner's name, there is nothing to select. That is not paperwork — it is a structural problem, and it is the one Karnataka has just legislated for. We wrote about that separately →

What happens after you submit

The portal issues an acknowledgement immediately. It is digitally generated and carries no signature, which is normal — it is a receipt, not a decision.
The case then goes to field verification, which the acknowledgement says can take up to 45 days. And it says something worth repeating in full:
"Do not meet anyone & your application will be processed automatically." That is the corporation's own instruction, printed on its own acknowledgement. You can follow the case yourself on the status page. Nobody needs to be paid to move it along.
What the acknowledgement is not
It is easy to read a successful submission as an approval. The acknowledgement itself says otherwise, in three points:
- It is only an endorsement that the application was received.
- If anything in it is found false or wrong, or you turn out not to be eligible, the application is rejected — and the corporation accepts no liability for it.
- Misrepresentation carries criminal liability, on top of rejection.
Which is the real argument for getting the inputs right the first time. A rejected application is not just a delay; it is a record.

What people pay for is not access. It is somebody checking the inputs, finding the problem while it is still cheap to fix, and filing once instead of three times.
