Delhi sub-registrar offices 2026: which of the 39 covers your colony
If you are registering a sale, a gift or a lease in Delhi, the first screen of the online form asks you to pick your sub-registrar office: the office that registers property documents for your area.
Since September 2026 there are 39 of them instead of 22, and for most colonies the right answer has changed. Finding yours takes a minute once you know where to look.
What changed
Last December, Delhi's Revenue Department redrew the city into 13 districts and 39 sub-divisions. On 3 September it brought property registration onto the same map: each sub-division now has its own registration office. Two days later it said where each office would work from, and the online registration portal was updated to match.
Three district names are new: Central North, Outer North and Old Delhi. Shahdara is no longer a district. It is now an office inside North East district.
The old offices had numbered names, such as "Sub Registrar VI-A" or "Sub Registrar VII". The new ones are named after their areas: Shalimar Bagh, Matiala, Kirari, Deoli.
What we checked
We compared the registration portal's list of colonies from late August with the list after the switch.
About 4 in 10 colonies now come under a different district. About 8 in 10 now come under an office with a different name from the one that used to handle them.
The useful part is this: the name of your neighbourhood is not always enough. Several large areas now go to different offices depending on the sector or block.

A single word in your address, such as "Extension", or a sector number, decides which office you go to. Your exact colony name is what counts.
More offices, fewer buildings
Thirty-nine offices sounds like thirty-nine new addresses. For now it isn't. The 37 offices that have an address so far share 24 buildings.
Model Town, Shalimar Bagh, Shakur Basti and Rohini all work out of Ambedkar Bhawan in Sector 16, Rohini. Kalkaji, Badarpur, Chhatarpur and Mehrauli share the Old Tehsil Building in Mehrauli. Karawal Nagar, Gokalpur, Shahdara and Vishwas Nagar share the DC Office Complex in Nand Nagri.
These are stop-gap locations. The government's order says they hold until the new offices are set up.
Two offices, Narela and Bawana, have not been given an address yet. The revenue department says both will be announced separately. Bawana is the office for Rohini Sectors 20 to 37, so if that is your area, check the address on your appointment confirmation before you set out.
What to do with this
Go by your exact colony, sector or block, not the neighbourhood. The office is the first thing the form asks for, and the office named on the seller's older papers may no longer be the one that covers the property. If your area is in the table above, that row is your answer.

Older deeds keep their old office names. A deed registered before September will name an office such as "Sub Registrar VI-A", and that is still the correct record of where it was registered. The registration portal's home page links to two searches for past registrations: one for before January 2024 and one for after.
One more change may be on the way
On 23 September, the government said it is preparing new rules that would let you register at any sub-registrar office in Delhi, not only the one for your area. Until that is approved and notified, book the office that covers your colony.

How many sub-registrar offices does Delhi have now?
39, one for each of Delhi's 39 sub-divisions, up from 22. The change was notified on 3 September 2026.
Which sub-registrar office covers Rohini?
It depends on the sector. Sectors 2 to 4 register at Nangloi Jat, Sector 1 and Sectors 5 to 19 at Rohini, Sectors 20 to 37 at Bawana, and Sector 38 at Mundka.
Which sub-registrar office covers Dwarka?
Sectors 1, 2 and 7 register at Dwarka. Sectors 3 to 6, 10 to 20, 22 and 23 register at Matiala. Sectors 8, 9, 21 and 24 to 27 register at Bijwasan.
Can I register a property at any sub-registrar office in Delhi?
Not yet. A sale, gift or lease is registered at the office that covers the property's area. On 23 September 2026 the government said it is preparing rules to allow any office; until that is approved and notified, the area rule applies.
