Mumbai City Property Card vs. Satbara Utara Extract (7/12)
The Mumbai City Property Card and the Satbara Utara (7/12 extract) are both land records, but used in different areas. The Property Card is for urban properties in South Mumbai and shows details like the Cadastral Survey Number, owner name, land type (freehold or leasehold), and any government dues. The 7/12 extract is for agricultural land and includes farming details like crops, tenants, and survey numbers.
If a property was originally part of a village or farmland, it would have had a 7/12 extract before it was converted to non-agricultural (NA) use. Once converted, a Property Card is created, and that becomes the main document used for sale, home loans, or redevelopment in Mumbai. For city properties, the Property Card is the official proof of ownership.
